Air Duct Cleaning FAQ — Knights Landing, CA

Common questions from homeowners in Knights Landing and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often do ducts in a Knights Landing house actually need cleaning?

Most homes out here land somewhere in the three-to-five year window, but farm ground shortens that. With near-zero summer rain from June through September, the dust off rice checks, tomato and sunflower ground stays airborne for months and your return pulls it in. If you run cooling April through October, have pets, or finished a remodel, two to three years is more realistic. Homes sitting empty part of the year can stretch longer.

Walk me through the job from the time you arrive.

We look at the system first: what you have, where the returns sit, whether it's under-floor sheet metal in a crawlspace or flex in an attic. Then we seal off the registers, hook a negative-air machine to the trunk, and knock the debris loose with rotary brushes and compressed-air whips so it travels toward the vacuum instead of into your living room. Supplies and returns get done individually, then the blower compartment and coil face. Before we pack up we show you the inside of a duct so you can see what changed.

How much of my day does this take?

A single-story 1960s ranch with one system usually runs two to four hours. Older river-town cottages with gravity-furnace conversions take longer, because that under-floor sheet metal has odd transitions and more access points to open. Two systems, or a long flex run through a hot attic, can push it past half a day. We tell you the realistic window when we see the house, not after we've started.

Why does one house price out higher than the one down the road?

Register count is the biggest driver. After that it's access: crawlspace sheet metal under a pre-1940 farmhouse means working on our backs in tight dirt, while attic flex over a newer infill build is faster. A manufactured home on an ag parcel often has one long belly duct and prices differently than either. Heavy construction dust, rodent nesting, or a system that's never been cleaned since install all add labor, and a second system means a second setup. The estimate is free and we give you the number in writing before anyone touches a duct.

Will you be moving my furniture around and leaving dust everywhere?

We slide what's blocking a register and put it back. Heavy pieces stay where they are unless you ask. The vacuum runs under negative pressure the whole time, so the loosened debris has nowhere to go but the collection drum, and we drop cloths at every access point. Crawlspace work means we're tracking in and out, so we use shoe covers and floor protection on the path.

Is my problem the dryer vent or the HVAC?

Look at where the symptom shows up. Clothes taking two cycles, a hot laundry room, or lint around the outside hood is the dryer vent and has nothing to do with your furnace ducts. Weak airflow at registers, dust settling on furniture a day after you clean, or a musty smell when the system kicks on points at the HVAC side. Plenty of Knights Landing homes have both issues at once, and we can check both while we're there.

What happens if you find mold in there?

We stop and show you. Winter inversions and dense tule fog keep humidity high here, and a sweating coil or an uninsulated crawlspace duct can grow growth on the metal or on flex liner. Surface growth on hard sheet metal we can clean and treat with an EPA-registered product. If it's soaked into fiberglass duct board or flex liner, cleaning won't fix it and we'll tell you the section needs replacing instead of selling you a service that won't hold.

Do you put in a new filter while you're there?

Yes. Running a clean system through a loaded filter undoes the work, so we swap it as part of the job on standard sizes. We carry common filters for Carrier, Trane, Lennox, Goodman, Rheem and American Standard equipment. Odd sizes or a deep media cabinet we'll measure and tell you exactly what to buy. We'll also show you where it goes and which direction the arrow faces.

Can somebody come out today?

Often, yes. We hold open slots for same-day work, and it's easiest to get one in the morning before the schedule fills. During a 100-degree stretch in July or August the calls stack up fast, so call early if you can. If today is full we'll usually have you on the calendar the next day.

Which areas do you cover besides Knights Landing?

Knights Landing is our base, including the places behind the levees along the Sacramento River and the ag parcels outside town. We also run the roughly 12 miles south to Woodland and out across northern Yolo County, plus the 30-mile stretch southeast toward Sacramento. Rural addresses with gravel approaches are no problem; our trucks get down them regularly. Tell us your cross street and we'll confirm we're out your way.
